The building is formed as a series of layered terraces. Broad horizontal floorplates reflecting the horizon while gently curved balconies respond to the movement of waves, sand and tide.
Generous balconies extend the living spaces outdoors, creating private places to take in the expansive views of Kirra Beach, Deep overhangs provide shade and shelter with integrated planting bringing greenery and a sense of privacy at every level. At ground level, a warm,
tactile podium grounds the building in its setting — sand-toned masonry, framed openings and landscaped edges creating a resort-like character that sits comfortably within the coastal streetscape.
Comprising 81 residences across ten levels — including five double-storey beach houses — North Kirra balances scale with intimacy. Each home is shaped by its relationship to the landscape, with expansive ocean views, direct beach access and a quiet sense of arrival that speaks to the character of Kirra itself.
The architecture draws from the simple qualities of the place — the long horizon, shifting surf, warm sand and lush subtropical landscape. The result is a building that doesn’t impose on its setting, but belongs to it.
